The Project Manager will oversee projects for our clients and will serve as the primary company representative responsible for the overall direction, completion, and financial outcome of a construction project. PM will direct and supervise activities related to contract administration, change orders, submittals, procurement, project financial projections, and schedule requirements to ensure projects are completed in a quality, profitable and safe manner.

  • Works closely with all project staff, including project superintendent(s).
  • Management of project budget estimates.
  • Manages project's budget and coordinates any changes with the owner.
  • Manages the contracting process, which includes holding initial scope review meetings.
  • Coordinates and leads a pre-construction meeting with all team members to finalize scope as well as a responsibility matrix for all construction tasks.
  • Collaborates with owner, subcontractors, vendors, and suppliers to create a construction schedule.
  • Develops an organizational and responsibilities matrix at the start of each project and determines the resources needed for the project (e.g., labor, equipment, materials, and subcontractors), throughout the project.
  • Reviews the contract documents with all project participants (e.g., subcontractors, suppliers, government regulators, utilities) to ensure quality work is completed on time and within budget.
  • Coordinates all contract requirements for CMS, Inc., subcontractors, and suppliers to meet project schedules, project administration, operations and close-out.
  • Builds maintain and monitors the project schedule, milestone dates, and close-out.
  • Establishes relationships and communication tools as needed with owners, subcontractors and suppliers and other key parties so that all participants understand performance standards and specifications.
  • Builds effective relationships with owners, designers, subcontractors, and suppliers to meet or exceed the owner’s expectations.
  • Serves as a role model and promotes professional behavior.
  • Demonstrates leadership skills with ability and willingness to face challenges, solve problems, and motivate others, while maintaining effective relationships with customers by meeting or exceeding their requirements and expectations.
  • Manages essential functions effectively by consistently driving for quality, profitable, safe, and timely results on the assigned project.
  • Demonstrates solid presentation skills and verbal/written skills.
  • Demonstrates proficiency using a personal computer and is a competent user of HCSS, Cost accounting software, MS Office etc., and Sage / Project Management software.

Supervisory Responsibility

Directly supervises one to eight employees involved in each project. Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws. Responsibilities include interviewing, hiring and training employees; planning, assigning and directing work; appraising performance; rewarding and disciplining employees; and addressing complaints and resolving problems.

Position Type and Expected Hours of Work

This is a full-time position which will typically involve 50+ hours a week. Due to the nature of the job, the employee must be available on-call early/late hours to deal with delays, bad weather, and emergencies at the job site.

Travel/ Driving

The employee may travel extensively when the construction site is not close to the main office or when responsible for activities at two or more sites.

Required Education and Experience

  • BS Degree in Engineering or relevant field.
  • Minimum of five years related experience

Preferred Education and Experience

  • B.S. in Construction Management, Engineering, or related field preferred.
  • 10 years of experience. Depending on the project size, scope, and complexity, the years of experience may vary.
